How to research sales history with historical sales data

This tutorial focuses on BOOM!’s sales history feature in Data Studio, demonstrating how to:
- Access and filter historical sales data; 
- Interact with sales data through pins and clusters; 
- Leverage additional data sources like Rightmove to enrich insights; 
- Use integrated visualisations and future enhancements for a more detailed understanding of sales trends. 
Steps to Use the Sales History Feature
Step 1: Activate the Sales History Layer
- Choose a specific area on the map (e.g., Liberia Road in Islington); 
- On the left toolbar, select the Sales History panel (4th from the top); 
- Define your search parameters: - Date Range: Set from January 2010 to December 2023; 
- Property Types: Keep all types selected (e.g., freehold, leasehold, detached, flat); 
- Gross Internal Area (GIA): Default at 500 square meters; 
 
- Apply filters to render the results. 
Step 2: Interact with the Map
Pins and Clusters:
- Larger datasets appear as clusters, which de-cluster into pins when zooming. 
- Individual pins represent specific properties with sales data; clusters represent multiple properties. 
Zooming:
- Zoom-in to access detailed information about individual properties or land titles; 
- Zoom-out to view broader trends. 
Step 3: Access Property Sales Details
- Click on a pin to view: - Sale price; 
- Transaction date. 
 
- Link to historical property listings on Rightmove for quality insights; 
- Use hyperlinks to open Rightmove listings directly in a new tab. 
Enhancing Context with Land Titles
- Activate the Land Titles layer (2nd panel on the left); - Filter for Freehold titles for focused analysis; 
 
- Change visualisation to Class of Title to highlight Freehold properties in teal; 
- Combine sales pins and land titles for deeper context into graphical analysis. 
Graphical Insights and Future Enhancements
Sales Price Trends:
Future updates will include graphs showing sale price per square meter over time, as well as scatter graphs depicting average sales value achieved.
Live Rightmove Data:
As an add-on feature, BOOM! will integrate live Rightmove data for real-time property comparisons.
Best Practices for Sales History Analysis
Use Clusters and Pins:
- Zooming allows for easier navigation between aggregate data and individual property insights. 
Rightmove for GDV Estimates:
- Historical listings help estimate Gross Development Value (GDV) based on property quality and features. 
Combine Layers:
- Overlay Land Titles with sales history to connect ownership details with transaction data.
